Guests I price for: Washington and Richmond couples and families on 2 to 3 night cabin and farmhouse stays around Luray, Front Royal and Stanley. Where I start: Peak-foliage weekend premiums, midweek gap filling in a leisure-driven market, and last-minute rules for guests who book close to arrival.
I set up PriceLabs or Wheelhouse with October foliage weekends, summer river season and harvest weekends as premiums, plus last-minute rules that start late and step down slowly. Airbnb, Vrbo and Booking.com share one calendar, so close-in bookings land at the same price wherever they come from.
