An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Shenandoah Valley: Shenandoah National Park and Skyline Drive; Luray Caverns; Old Rag and Appalachian Trail hiking; Shenandoah Valley wineries and cideries. Guests I price for: Washington and Richmond couples and families on 2 to 3 night cabin and farmhouse stays around Luray, Front Royal and Stanley. Where I start: Peak-foliage weekend premiums, midweek gap filling in a leisure-driven market, and last-minute rules for guests who book close to arrival.
I set up PriceLabs or Wheelhouse with October foliage weekends, summer river season and harvest weekends as premiums, plus last-minute rules that start late and step down slowly. Airbnb, Vrbo and Booking.com share one calendar, so close-in bookings land at the same price wherever they come from.
