This is my view of Anchorage. Alaska is a four-month business with a long tail. From mid-May to mid-September, cruise and rail passengers, fishing trips and Denali travellers fill Anchorage quickly, often with short one to three-night stays between legs of a trip. Outside summer, Northern Lights visitors, the Iditarod and oil and government work keep some demand alive. I price the summer tightly and build winter around longer stays.
For Alaska owners I build a pricing plan around the short summer peak, then decide how to handle winter with weekly and monthly stays. I also check the property's location against cruise, rail and fishing routes, because that decides which guests it serves best.
