An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Anchorage: Cruise and rail tourism; Summer fishing and Denali trips; Iditarod in March; Northern Lights travel in winter. Guests I price for: International and domestic summer travellers on 2 to 5 night stays, oil and government travel year-round. Where I start: A short, high summer peak, cruise-day rates, and winter floors.
For hosts I set up your pricing tool with summer opened early at full rates, short stays allowed between trip legs, Iditarod and Fur Rondy as events, and weekly winter discounts for workers. Girdwood listings get their own ski-season curve.
