An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cairo: Grand Egyptian Museum and Giza tourism; Red Sea diving and resort season; European and Eastern European package travel; El Gouna and Sahl Hasheesh villa demand. Guests I price for: European couples and families on 7 to 14 night Red Sea stays, cultural travellers on 3 to 5 night Cairo stays. Where I start: Winter premiums, weekly resort pricing, and currency-aware rate strategy.
I configure Airbnb, Booking.com and Expedia so Red Sea homes sell in weeks with check-in days that suit flight patterns, while Cairo apartments sell shorter cultural stays. In PriceLabs or Wheelhouse I set currency-aware base prices and review them on a fixed schedule, since a static rate loses value quickly here.
