Guests I price for: International couples on 2 to 4 night stays. Where I start: Shoulder-season premiums, minimum stays over peak weeks, and village-level supply benchmarks.
In PriceLabs or Wheelhouse I load the hiking seasons, Easter and the Italian long weekends, the Genoa Boat Show and cruise days, then set two-night minimums for peak weekends and adjust stays by village. Airbnb, Booking.com and Vrbo follow one plan, so a tiny supply of rooms is never sold below its value.
