They fill central hotels and apartments on concert nights, especially during the August and September summer festival. Concertgoers often stay several nights and pay well for comfort. I price those dates above ordinary summer weekends and keep a two or three night rule for central homes.
It depends on the village. Weggis and Vitznau are quieter outside summer, but they attract wellness and spa guests and some winter walkers. I set a lower winter floor and longer stays there, and I only close if cleaning and heating costs clearly outweigh likely income.
