Alaa's take on Italy

“Italy is the most varied market in Europe. Art cities, coasts, lakes and mountains each have their own peaks, and since 2025 every rental needs the national CIN code and basic safety equipment. Some regions and cities add more rules, from Florence's centre to Venice's access fee. I plan by region and never use one national season.”

Italy at a glance

Busiest
April to October for the art cities and coast, peaking in summer, plus the Dolomites' winter ski season.
Quietest
November to February outside the mountains and the Christmas, New Year and Carnival weeks.
Dates to price first
  • year-round art-city tourism in Rome, Florence and Venice
  • Amalfi Coast and Puglia summer-coast season
  • Dolomites winter ski and summer hiking
  • the Jubilee, Carnival of Venice and wider cultural-events calendar

Rules Alaa checks before pricing a property in Italy

From 2025 every Italian short-let must display a national identification code (CIN) drawn from the state database and meet basic safety requirements such as an extinguisher and gas and carbon-monoxide detectors; regional CIR codes and the local tourist tax (imposta di soggiorno) still apply, and cities such as Venice add their own measures, including the day-visitor access fee.

Rates are set in Euro (EUR) and priced for net revenue after channel fees. Channels: Booking.com, Airbnb and Vrbo.

How Alaa would price a property in Italy

The moves Alaa makes first when a hotel or host in Italy books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for Italy

  1. 1

Display CIN and regional codes on every listing.

  2. 2

Price August realistically in cities and firmly on the coasts.

  3. 3

Price trade fairs in Milan and Bologna as major premiums.

  4. 4

Price Dolomites and Alps on ski and summer curves.

  5. 5

Install required safety equipment before listing.

Mistakes Alaa fixes most in Italy

  • Listings without CIN codes.
  • August treated as peak in art cities.
  • One national calendar.

How I price Italy through the year

Revenue management consultant in Italy
  1. January to FebruaryLow

Art cities soften while the Dolomites and Aosta Valley peak, so I price ski homes firmly and use Carnival weekends in Venice and Viareggio as short premiums.

  2. March to JuneHigh

Easter, the April and May ponti and Milan's design week drive strong demand, so I set those long weekends and fair weeks individually with minimum stays.

  3. July to AugustPeak

Coasts, lakes and islands peak around Ferragosto, so I sell weekly stays there and keep city rates realistic while many Italians head to the sea.

  4. September to OctoberHigh

Tuscany, the lakes and the art cities stay busy with harvest and cultural trips, so I keep rates close to summer and only soften coastal homes.

  5. November to DecemberShoulder

I lower floors for city stays outside events, then lift Christmas markets in the north and the New Year period in Rome, Florence and the mountains.

Where I price Italy differently

Rome
A year-round art city with religious events and long weekends; I price the historic centre for short stays and give quieter districts a weekly advantage.
Florence and Tuscany
Florence is busy most of the year, while countryside villas run weekly summer and harvest seasons; I price them as different businesses.
Naples and the Amalfi Coast
Naples works year-round as a city, while the Amalfi Coast is short and expensive in summer; I protect coastal peak weeks and sell Naples on value.

What I check first in a Italy audit

  1. 1Whether guest details are being registered with the police through the Alloggiati Web portal after every arrival, because it is a legal duty and an easy one for hosts to neglect.
  2. 2Whether the local tourist tax is shown and collected correctly on each channel, since rates differ by municipality and confuse the final price guests compare.
  3. 3Whether the property's region and its true season match the pricing, because a lake, coast or mountain home copied from a city calendar is the most common error I see.

A revenue management consultant, pricing expert and hotel specialist for Italy

One person does the thinking on your account. Choose the kind of help your property in Italy needs; everything is remote, 1-on-1 and scheduled in your time zone.

Independent advice

Revenue management consultant in Italy

For Italian owners I start by placing each property in its real season, whether city, coast, lake or mountain, then build pricing around ponti, Ferragosto, fairs and local festivals. I also check registration and guest reporting with you so the plan rests on a compliant setup.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Italy

I configure PriceLabs or Wheelhouse for Italian listings with ponti long weekends, Ferragosto, fair weeks and local events. Coastal and lake homes get weekly summer rules, cities get short-stay logic, and Airbnb and Booking.com are aligned with the correct tourist tax display.

Hotels & resorts

Hotel revenue management specialist in Italy

For Italian hotels my five-star background helps with segmentation across leisure, groups, weddings and fairs, especially in Milan, Florence and Rome. I help you build fenced rates for peak weeks, manage wholesaler allocations and decide when to close discounted channels.

FAQ

Questions owners in Italy ask Alaa

What is the CIN code in Italy?

A national identification code required on every short-term rental listing since 2025. Alaa checks it first.

Is August busy everywhere in Italy?

No, cities can be quiet while coasts peak. Alaa prices each region separately.

What are ponti and why do they matter for pricing in Italy?

A ponte is a long weekend created when a public holiday falls near a weekend, and Italians often take the extra day off. Dates like 25 April, 1 May and 2 June can create strong short-break demand. I check where these fall each year and price them as premium weekends.

Is the Italian ski season worth pricing separately?

Yes, mountain homes in the Dolomites and the Alps follow a winter calendar of Christmas, New Year, February holidays and Easter, then a summer hiking season. I price them separately from any city or coastal property, with weekly rules over the busiest winter weeks.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Italy?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Italy, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 21 destinations in Italy, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Euro (EUR) revenue.

How do I start with Alaa in Italy, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
