An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Genoa: Cinque Terre hiking and villages; Portofino and the Ligurian Riviera; Genoa Boat Show and cruise calls; Day-trip pressure from Florence and Milan. Guests I price for: International couples on 2 to 4 night stays. Where I start: Shoulder-season premiums, minimum stays over peak weeks, and village-level supply benchmarks.
In PriceLabs or Wheelhouse I load the hiking seasons, Easter and the Italian long weekends, the Genoa Boat Show and cruise days, then set two-night minimums for peak weekends and adjust stays by village. Airbnb, Booking.com and Vrbo follow one plan, so a tiny supply of rooms is never sold below its value.
