Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in Genoa: Cinque Terre hiking and villages; Portofino and the Ligurian Riviera; Genoa Boat Show and cruise calls; Day-trip pressure from Florence and Milan. Guests I price for: International couples on 2 to 4 night stays. Where I start: Shoulder-season premiums, minimum stays over peak weeks, and village-level supply benchmarks.
Genoa sells mostly through Airbnb, Booking.com and Vrbo. In PriceLabs or Wheelhouse I load the hiking seasons, Easter and the Italian long weekends, the Genoa Boat Show and cruise days, then set two-night minimums for peak weekends and adjust stays by village. Airbnb, Booking.com and Vrbo follow one plan, so a tiny supply of rooms is never sold below its value.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in Genoa.
