An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Dubrovnik: Old Town and city-walls tourism; Dubrovnik Summer Festival; Cruise calls; Wedding and honeymoon travel. Guests I price for: International couples on 3 to 5 night stays in the Old Town, Lapad and Ploče. Where I start: High-season premiums with minimum stays, view positioning, and off-season floors.
For Dubrovnik hosts I set up PriceLabs or Wheelhouse with view and location premiums, festival and cruise-day uplifts, firm summer minimums and a planned shoulder, keeping Airbnb, Booking.com and Vrbo in line so no channel undersells the summer weeks or the September honeymoon dates.
