An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Dublin: St Patrick's Festival; Six Nations and Aviva Stadium events; Stadium concerts at Croke Park; Tech-sector corporate travel. Guests I price for: UK and US leisure travellers, corporate guests from the Docklands tech cluster, and rugby fans. Where I start: Event-weekend premiums, corporate midweek strategies, and compliant positioning under Rent Pressure Zone rules.
In PriceLabs or Wheelhouse I load St Patrick's week, Six Nations fixtures, every Croke Park and Aviva concert, and the Horse Show as dated events with their own minimum stays. Airbnb, Booking.com and Vrbo share one calendar, so a stadium weekend is never sold early at a normal Saturday rate.
