An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Athens: Island ferry and cruise season; Athens Epidaurus Festival; Orthodox Easter; Shoulder-season city breaks. Guests I price for: European and North American leisure travellers, 3 to 5 nights in Athens and 5 to 7 nights on Mykonos, Santorini, Paros and Crete. Where I start: Island seasonality with hard shoulder-season floors, Athens year-round strategy, and AMA-compliant listing management.
I set up PriceLabs or Wheelhouse with Orthodox Easter dates, island ferry seasons and Athens city-break peaks, using one logic across Airbnb, Booking.com and Vrbo. For island homes I run weekly stays in high summer and relax them in the shoulders, so the calendar fills without short gaps.
