An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lisbon: Web Summit; Santos Populares in June; Surf and beach season in Cascais and Costa da Caparica; Digital-nomad and remote-work demand. Guests I price for: Short city-break guests, surfers, and remote workers on 2 to 8 week stays. Where I start: Alojamento Local (AL) positioning by district, event premiums, and monthly discount structures for the nomad segment.
I set up your pricing with Santos Populares, Web Summit and summer festivals as separate dated bands, plus monthly offers for remote workers from November to March. Airbnb, Booking.com and Vrbo then share the same rules, fees and tourist tax handling.
