An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Edinburgh: Edinburgh Fringe in August; Hogmanay; Six Nations at Murrayfield; Christmas markets. Guests I price for: Festival-goers booking 3 to 7 nights, and weekend visitors from the rest of the UK. Where I start: August premiums that can exceed three times the annual average, Hogmanay minimum stays, and licensed short-term-let compliance.
I configure the pricing tool with you so festival nights, Hogmanay and Six Nations weekends sit above the normal curve, the visitor levy shows correctly in totals on each channel, and minimum stays change automatically as each peak approaches and passes.
