An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Garden Route: South African summer holidays; Knysna Oyster Festival; Whale season from July to November; Cape Town road-trip traffic. Guests I price for: Domestic and European families on 4 to 10 night stays. Where I start: Holiday premiums with minimum stays, whale-season shoulder rates, and winter floors.
I configure Airbnb, Booking.com and LekkeSlaap with December minimums, Easter and festival premiums, and flexible short stays for road-trippers. In PriceLabs or Wheelhouse I set changeover-day rules for summer and gap-filling logic for winter, so the calendar fills without needless discounts.
