An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hudson Valley: Autumn foliage; Hudson, Kingston and Woodstock weekend culture; Ski resorts; Wedding season. Guests I price for: New York City couples and groups on 2 to 3 night weekend stays. Where I start: Weekend premiums, foliage-season minimums, and town-by-town STR permit compliance.
For Hudson Valley and Catskills hosts I set up PriceLabs or Wheelhouse with you: weekend minimums, foliage and festival premiums, ski weekend pricing near Hunter and Windham and midweek remote-work discounts, applied the same way on Airbnb, Vrbo and Booking.com so city guests see one consistent price.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Hudson Valley.
