An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Miami: Art Basel in early December; Ultra Music Festival and Spring Break in March; Formula 1 Miami Grand Prix in May; Cruise departures from PortMiami. Guests I price for: Groups and couples from the US Northeast, Latin America and Europe, booking 3 to 7 nights with strong Thursday to Sunday compression. Where I start: Event-date premiums that start early, deep seasonal spreads between winter and hurricane season, and minimum-stay rules that protect high-value weekends in Miami Beach and Brickell.
For Miami hosts I configure PriceLabs or Wheelhouse with each major event loaded as its own date set, neighbourhood-specific weekend and weekday rules, Latin American summer family pricing and storm-season cancellation terms, and I check that totals on Airbnb, Vrbo and Booking.com stay consistent.
