An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Scottsdale: MLB Spring Training in February and March; WM Phoenix Open in early February; Snowbird season from January to April; Golf and pool-home demand. Guests I price for: Golf groups, snowbirds staying 2 to 8 weeks, and bachelorette groups in Old Town Scottsdale. Where I start: A steep winter-to-summer seasonal spread, monthly snowbird rate cards, and event premiums that begin 90 days out for pool homes.
I set up PriceLabs or Wheelhouse with Barrett-Jackson, the Phoenix Open, the Arabian Horse Show and Spring Training as date premiums, monthly snowbird pricing and a summer floor tied to your costs. Airbnb, Vrbo and Booking.com then follow the same rules for every month.
