An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Austin: South by Southwest in March; Austin City Limits festival in October; Formula 1 United States Grand Prix; Longhorns football and the tech corporate calendar. Guests I price for: Event travellers, bachelor and bachelorette groups, and business travellers, with short 2 to 3 night stays and heavy weekend compression. Where I start: Event-week rates set months ahead, group-size pricing for East Austin and South Congress homes, and weekday floor prices that keep occupancy healthy between events.
For hosts I set up your pricing tool with each major event as its own block, group pricing by capacity, graduation and football weekends as smaller events, weekday floors and monthly rates for relocations. Lake homes and city homes get separate curves.
