An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in New York City: UN General Assembly and Fashion Week in September; Marathon weekend in November; Holiday season and NYE; Year-round corporate travel in Manhattan. Guests I price for: Short stays of 2 to 4 nights, international leisure travellers and corporate guests, with strong weekend compression in Brooklyn and Manhattan. Where I start: Short-stay pricing under Local Law 18, 30-night minimum strategies where required, and aggressive last-minute rules for a market that books late.
