An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Orlando: Walt Disney World and Universal calendars; Epcot festivals and Halloween events; Convention traffic at the Orange County Convention Center; Youth sports tournaments at ESPN Wide World of Sports. Guests I price for: Families booking 5 to 10 nights in vacation-home communities such as Kissimmee, Reunion and Davenport, often months in advance. Where I start: Long-lead pricing that captures early family bookings, bedroom-count positioning against the huge vacation-home supply, and length-of-stay discounts that win full-week stays.
For Orlando hosts I set up PriceLabs or Wheelhouse with school-holiday premiums, preferred arrival days, gap rules for short stays and bedroom-based tiers, keeping Airbnb, Vrbo, Booking.com and Expedia consistent so the same home does not show four different totals.
