An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Nashville: CMA Fest and Bonnaroo spill-over in June; Bachelorette and group travel most weekends; Titans and Predators home games; Convention traffic at Music City Center. Guests I price for: Large groups of 8 to 16 booking 2 to 3 nights, plus couples and corporate guests midweek. Where I start: Weekend premiums and 2 to 3 night minimums for group homes, per-bedroom pricing benchmarks against a saturated East Nashville and The Gulch supply, and midweek discounting to fill Sunday to Thursday.
For Nashville hosts I configure PriceLabs or Wheelhouse with CMA Fest, July 4th, football and New Year's Eve dates loaded early, group-oriented weekend rules, midweek offers for conventions, and occupancy-based pricing benchmarked against similar group homes nearby, so the total a party of twelve sees stays competitive.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Nashville.
