An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Las Vegas: CES, NAB, SEMA and other mega-conventions; Las Vegas Grand Prix; Boxing and UFC fight weekends; Raiders and Golden Knights home games. Guests I price for: Groups and convention attendees booking 2 to 4 nights in Henderson, Summerlin and near-Strip homes. Where I start: Convention-calendar pricing loaded a year ahead, pool-home premiums in spring, and minimum-stay rules that avoid single-night party bookings.
In PriceLabs or Wheelhouse I load CES, NAB, SEMA, EDC, fight nights, Raiders games and the rodeo a year ahead, each with its own uplift. I add weekend minimums that discourage party bookings, a pool-season premium and summer heat discounts, then mirror the rules across Airbnb, Vrbo and Booking.com.
