An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Johannesburg: Kruger National Park safari season; Sandton corporate and conference travel; Sports events at FNB and Ellis Park; Airport transit stays. Guests I price for: Corporate travellers midweek in Sandton, international safari guests near Kruger. Where I start: Corporate rate cards in Sandton, safari-season premiums near Kruger, and December floors.
I set up Airbnb, Booking.com and LekkeSlaap so corporate weekday pricing, airport transit stays and safari-season premiums are each handled properly. In PriceLabs or Wheelhouse I configure separate seasons for city and bush homes and load the major events, so each property follows its own demand pattern.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Johannesburg.
