An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Kansas City: Chiefs and Royals seasons; Barbecue and jazz tourism; Conventions and corporate travel; World Cup 2026 legacy events. Guests I price for: Game-day groups on 2 night stays, business travellers midweek. Where I start: Game-day premiums, convention rates, and licence-compliant positioning.
Inside PriceLabs or Wheelhouse I load Chiefs and Royals dates, concert calendars and convention weeks as separate events, set two-night minimums on game weekends, and allow shorter midweek stays for business travellers on Airbnb, Vrbo and Booking.com, so one calendar serves both crowds.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Kansas City.
