This is my view of Killarney. Killarney and the Ring of Kerry run a compressed, tour-driven summer. Self-drive and coach visitors stay two or three nights before touring the peninsulas, and Skellig Michael draws Star Wars fans. Winter is long and quiet. Killarney town is the natural base, but homes on the peninsulas attract guests who want quieter scenery. I price them on separate comps and adjust minimum stays to how people tour.
For a Kerry owner I start with registration and the property's position on the touring routes, then build a season around summer coaches, self-drive guests and events like the Rally of the Lakes. I also plan the long winter and decide whether opening is worthwhile.
