An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lille: Braderie de Lille flea market; Eurostar and cross-border travel; Lille Christmas market; Flemish estaminet culture. Guests I price for: weekend and cross-border visitors on 1 to 3 night stays in Vieux Lille around the Grand Place. Where I start: the single huge Braderie weekend, Eurostar-driven short breaks from London and Brussels, and French registration numbers for city lets.
I set up PriceLabs or Wheelhouse with you so September and December weekends are loaded as events, weekday business demand has its own rules, and Booking.com and Vrbo show the same total as Airbnb, helping London and Brussels guests trust the price.
