An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Killarney: Killarney National Park, Muckross House and the Gap of Dunloe; driving the Ring of Kerry and the Skellig Ring; boat landings on Skellig Michael, famed from Star Wars; the Rally of the Lakes and Killarney's summer racing festival. Guests I price for: Coach and self-drive tourists, largely couples and older travellers on two to three nights in Killarney town before touring the peninsulas. Where I start: Managing a compressed, tour-driven high season with strong weekend and event premiums, and lifting the long winter trough with festive breaks, under Failte Ireland registration.
In PriceLabs or Wheelhouse I set short stays for touring guests, premiums for the rally and racing festival, and seasonal bands for the main summer. Airbnb, Booking.com and Vrbo then follow one plan, so guests can book two or three nights without long gaps forming.
