An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lugano: Lake Lugano and Lake Maggiore; Locarno Film Festival; Ascona and Italian-Swiss lifestyle; Banking and business travel in Lugano. Guests I price for: Swiss German, German and Italian visitors on 3 to 7 night stays, plus business travellers. Where I start: Festival premiums, summer lake rates and cantonal tourist tax.
I set the pricing tool so Easter, Ascension and Pentecost weekends, the Locarno Film Festival and summer lake weeks are priced higher, and winter weekday rates suit business guests. I also check that the tourist tax and Ticino Ticket appear correctly in each listing.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lugano.
