An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Manchester, UK: Manchester United and City fixtures; Co-op Live and stadium concerts; Christmas markets; Conferences and Pride. Guests I price for: Football and concert travellers on 1 to 3 night stays, plus business guests midweek. Where I start: Match-day and concert premiums, midweek corporate floors, and city-centre apartment benchmarks.
I set up the pricing tool with you so fixtures and concerts are loaded with their own premiums, one-night stays open on event nights only where turnover costs make sense, and weekdays rest on a corporate floor.
