An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Olympic Peninsula: Olympic National Park; Orca whale watching; Ferry schedules to the San Juans; Seattle weekend escapes. Guests I price for: Seattle-area couples and families on 2 to 4 night stays. Where I start: Short summer peak priced firmly, ferry-day minimum stays, and long off-season floors.
For hosts here I set up PriceLabs or Wheelhouse with summer minimum stays that match ferry travel, premiums for orca season and the lavender weekend, and winter floors with monthly options. Airbnb, Vrbo and Booking.com then follow one pricing strategy for each home.
