Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Orkney. Orkney is a supply-limited island market where ferries and the cruise timetable shape the week. Summer beds are scarce, so the real risk is selling them too cheaply and too early. Cruise days fill Kirkwall's streets more than its beds, while festival weeks, archaeology visitors and people working on the islands do need rooms. I price for scarcity from May to September and for patience through the long, dark months.
For an Orkney owner I start with licensing, the travel patterns of the guests the property really gets, and how many comparable homes exist nearby. I then leave a year plan with summer rates set for scarcity, clear minimum stays and a winter approach that keeps the property earning without cutting too deep.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Orkney.
