An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Pembrokeshire: Ironman Wales taking over Tenby each September; the Pembrokeshire Coast Path and Barafundle Bay; boat trips to Skomer's puffins and to St Davids, Britain's smallest city; the Gower beaches of Rhossili and Three Cliffs Bay. Guests I price for: Beach and walking families on week-long lets around Tenby, Saundersfoot, St Davids and the Gower villages near Swansea. Where I start: Pricing a peak-heavy seaside market with seven-night summer minimums and a firm Ironman-weekend premium, while meeting Welsh letting-day thresholds and the statutory licence.
I set up the pricing tool with you so summer runs on weekly stays, Ironman weekend carries its own premium and minimum stay, and short breaks open in the shoulder months, while tracking letting days so the calendar stays on course for the year across Airbnb, Booking.com and Vrbo.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Pembrokeshire.
