This is my view of Reims. Reims and Champagne are wine-tourism markets with fast TGV access from Paris. Harvest in September and October, spring and Epernay's Habits de Lumière in December are the peaks. Most guests stay two or three nights. I price harvest and festive weekends and keep midweek competitive.
For a Champagne home, I look at whether it sells to Paris weekenders, touring wine visitors or business guests, and how close it is to the houses and the station. Then I check registration and rebuild the calendar so harvest, spring and December each carry the rate that matches demand.
