Guests I price for: New York and Albany racing fans on week-long and weekend stays downtown and near the track, plus concert-goers and college visitors. Where I start: Dramatic track-season premiums and long minimum stays during the meet, Travers-weekend surge pricing, and a soft off-season that needs monthly rate cards.
I set up PriceLabs or Wheelhouse with the meet as a weekly season, Travers week as its own band and SPAC dates as smaller premiums. Winter switches to monthly pricing, and Airbnb, Vrbo and Booking.com follow one consistent set of rules all year.
