An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Saratoga Springs: The Saratoga Race Course summer meet; The Travers Stakes; Saratoga Performing Arts Center concerts; Skidmore College and the mineral-springs spa town. Guests I price for: New York and Albany racing fans on week-long and weekend stays downtown and near the track, plus concert-goers and college visitors. Where I start: Dramatic track-season premiums and long minimum stays during the meet, Travers-weekend surge pricing, and a soft off-season that needs monthly rate cards.
I set up PriceLabs or Wheelhouse with the meet as a weekly season, Travers week as its own band and SPAC dates as smaller premiums. Winter switches to monthly pricing, and Airbnb, Vrbo and Booking.com follow one consistent set of rules all year.
