Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in Sedona: Spring and autumn hiking season; Wellness and retreat travel; Grand Canyon road-trippers; Holiday-week demand. Guests I price for: Couples and small groups from Phoenix, California and beyond on 2 to 4 night stays. Where I start: Two shoulder-season peaks, weekend premiums, and view and hot-tub positioning against a dense casita supply.
Sedona sells mostly through Airbnb, Vrbo and Booking.com. I set up PriceLabs or Wheelhouse with spring and autumn as peak seasons, weekend premiums and feature-based pricing for views and hot tubs. Summer and January get lower floors, and Airbnb, Vrbo and Booking.com share one calendar so a peak weekend never sells cheaper on one site.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in Sedona.
