Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Key West. Key West is small, expensive and tightly regulated. Transient rental licences are limited, and many residential homes can only rent for 30 days or more. That makes the licensed short-stay homes valuable and the monthly homes a separate product entirely. Winter, Fantasy Fest and New Year's are the peaks, and hurricane season needs its own plan.
For Key West and Keys owners I start with licence status and zoning, then decide whether the home should run nightly stays, monthly stays or both. From there I build a calendar around winter, Fantasy Fest, the holiday weeks and hurricane season, with a clear target for each.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Key West.
