An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sedona: Spring and autumn hiking season; Wellness and retreat travel; Grand Canyon road-trippers; Holiday-week demand. Guests I price for: Couples and small groups from Phoenix, California and beyond on 2 to 4 night stays. Where I start: Two shoulder-season peaks, weekend premiums, and view and hot-tub positioning against a dense casita supply.
I set up PriceLabs or Wheelhouse with spring and autumn as peak seasons, weekend premiums and feature-based pricing for views and hot tubs. Summer and January get lower floors, and Airbnb, Vrbo and Booking.com share one calendar so a peak weekend never sells cheaper on one site.
