An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Key West: Fantasy Fest; Winter sun and fishing season; Cruise-ship days; Key lime, sailing and diving tourism. Guests I price for: Couples on 4 to 7 night stays, groups for Fantasy Fest, and monthly winter guests. Where I start: Winter premiums, monthly minimum-stay compliance in residential zones, and hurricane-season floors.
In PriceLabs or Wheelhouse I set separate strategies for licensed short-stay homes and monthly homes. I load Fantasy Fest, New Year's and fishing events, and make sure Airbnb, Vrbo, Booking.com and Expedia show the right minimum stays, taxes and cancellation policies.
