This is my view of Toronto. Toronto only allows short-term rentals in a host's principal residence, so a lot of investor units have moved to 28-plus-night stays. That is fine, because the city has deep corporate, medical and relocation demand. For principal residences that can take short stays, TIFF in September, summer concerts and sports carry the calendar. I price the two models separately and never let one undercut the other.
