An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Business travellers midweek and city-breakers at weekends, plus mid-term corporate guests. Where I start: Corporate midweek rate cards, concert-weekend premiums, and monthly relocation rates.
I set up your pricing tool with separate weekday and weekend logic, PGE Narodowy concerts and the major trade fairs loaded as dated premiums, and length-of-stay discounts that make 30-night bookings attractive. Airbnb and Booking.com then share the same rules, so neither channel undercuts the other.
