Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results. It goes further than a pricing tool: I review the strategy as demand, events and your own pace change, and I explain every change I make.
What I plan around in Amarillo: Palo Duro Canyon State Park; The TEXAS outdoor musical drama; Cadillac Ranch and historic Route 66; Amarillo as an Interstate 40 road-trip stopover. Guests I price for: Road-trippers and canyon visitors on 1 to 2 night stays near Route 66 and the canyon, drawn from across the Panhandle and the interstate corridor. Where I start: Overnight road-trip demand and single-night gap filling, summer canyon-season premiums, and pricing built for a high-turnover pass-through market.
For hosts I set up your pricing tool with one-night stays open year-round, gap-filling rules, summer premiums for canyon and TEXAS dates, small event premiums for the fair and West Texas A&M games, and weekly discounts for workers. Check-in is kept flexible for late arrivals off the interstate.
The service in general is described on my airbnb revenue management page; this page covers how I apply it in Amarillo.
