An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Budapest: Sziget Festival; Hungarian Grand Prix; Thermal-bath and ruin-bar tourism; Christmas markets. Guests I price for: European and North American travellers on 3 to 4 night stays in District V, VI and VII. Where I start: Festival and Grand Prix premiums, stag-group minimums, and district-level compliance as new rules roll out.
In PriceLabs or Wheelhouse I load Sziget, the Grand Prix, 20 August, the Christmas markets and conference dates, and set different rules for party weekends and family stays. Airbnb, Booking.com and Vrbo then follow the same calendar and minimum stays, so your flat earns on peak nights without attracting the wrong groups.
