Consultant's view

Alaa's take on Peru

“Peru's peaks come at opposite times: Cusco in the dry season with Inti Raymi in June, and Lima in its December to March summer. Machu Picchu ticket limits shape when visitors reach Cusco. Lima adds gastronomy and business travel. Altitude and travel logistics shape how guests plan, so flexible arrival times and helpful local information improve bookings in Cusco.”

Rules Alaa checks before pricing a property in Peru

Peru has no dedicated national short-term rental licence, with tourism overseen at national level by MINCETUR. A notable feature for hosts is that non-resident foreign tourists staying under a set number of days can be exempt from the IGV value-added tax on accommodation when they show a foreign passport and entry stamp, which affects how bookings are invoiced. Timed-entry quotas for Machu Picchu also indirectly shape how early the Cusco market books, so lead-time pricing matters there.

Rates are set in The Peruvian sol (PEN) is relatively stable by regional standards, but international demand means many Cusco and Lima properties still reference US dollars. We price domestic demand in soles and keep an eye on the dollar for the international share. and priced for net revenue after channel fees. Channels: Airbnb and Booking.com carry most demand, with Airbnb strong in Cusco and Booking.com for Lima business stays..

How I price Peru through the year

Revenue management consultant in Peru
  1. January to MarchShoulder

Lima's beach summer is busy while Cusco is wet and the Inca Trail closes in February, so I raise Lima weekends and soften Cusco rates with flexible stays.

  2. April to MayShoulder

Semana Santa brings domestic travel and Cusco dries out, so I lift Holy Week and early dry-season dates while Lima moves back to business weekdays.

  3. June (Inti Raymi)Peak

Inti Raymi and Corpus Christi fill Cusco, so I price the festival days as the top band of the year with a minimum stay opened well ahead.

  4. July to SeptemberHigh

The dry season peaks with European and North American summer holidays and Fiestas Patrias in late July, so I hold strong Cusco and Sacred Valley rates.

  5. October to DecemberShoulder

Rains return to the Andes, so I loosen minimums in Cusco and raise Lima rates as its summer approaches over Christmas and New Year.

Where I price Peru differently

Lima & Cusco
Lima follows business, gastronomy and its coastal summer, while Cusco follows the dry season; I price them on opposite calendars and different stay lengths.
Sacred Valley (Urubamba and Ollantaytambo)
Quieter, larger homes for families and retreats; I price for multi-night stays and keep rates firm when trains to Machu Picchu are in high demand.
Arequipa
A colonial city with Colca Canyon trips; I price it for short touring stays and avoid copying Cusco's festival premiums.

What I check first in a Peru audit

  1. 1Whether stays are priced around Machu Picchu ticket and train availability, because guests often book Cusco and Sacred Valley nights only after their entry slot is confirmed.
  2. 2How the listing explains altitude, heating and hot water, since cold Andean nights shape reviews in Cusco far more than many owners expect.
  3. 3Whether foreign guests are shown prices consistent with how tax rules apply to them, because Peru treats non-resident visitors differently and unclear totals cause friction.

Independent advice

Revenue management consultant in Peru

For Peruvian property owners I review how your home fits in a country where Lima and the Andes peak at opposite times, then build a twelve month plan around the dry season, Inti Raymi, Fiestas Patrias and Lima's summer, so each property has its own calendar and targets.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Peru

I set up Peruvian listings inside PriceLabs or Wheelhouse with you, adding Inti Raymi, Semana Santa and Fiestas Patrias as events, separate Lima and Cusco settings and short minimum stays for touring guests, so Airbnb and Booking.com rates match real demand.

Hotels & resorts

Hotel revenue management specialist in Peru

With my five-star hotel background, I help Peruvian hotels manage tour operator allotments, segment between independent and group travellers, set fences for Inti Raymi and peak dry-season weeks and plan rates around rail and site capacity rather than guesswork, since Machu Picchu access shapes every booking window.

FAQ

Questions owners in Peru ask Alaa

When is Cusco busiest?

May to September.

Is Lima's peak different?

Yes, December to March.

Should a Cusco rental follow Machu Picchu ticket availability?

In practice yes. Many guests fix their Machu Picchu entry and train first, then book accommodation around it. When ticket availability is tight for certain dates, I expect demand for nearby nights to stay firm and avoid discounting them early.

How should I price Fiestas Patrias in Peru?

The national holidays in late July create a burst of domestic travel on top of international dry-season demand. I add those days as a short premium period in Cusco, Arequipa and coastal destinations, with sensible minimum stays, instead of letting them sell at ordinary July rates.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Peru?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Peru, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 1 destination in Peru, and the same approach works for any town or region not listed. Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month.
