An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Guam: Tumon Bay beach resorts; Korean and Japanese leisure travel; US military and contractor travel; Duty-free shopping and family travel. Guests I price for: Korean and Japanese families and couples on 3 to 5 night stays, plus military and contractor travellers. Where I start: Asian holiday-calendar pricing, typhoon-season floors, and medium-term military rates.
On Booking.com, Agoda, Expedia and Airbnb I set up your Guam pricing in PriceLabs or Wheelhouse with Korean and Japanese holiday overrides, typhoon-season floors, three-night peak minimums and medium-term rates for military guests, so the rental reacts to the right calendar.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Guam.
