An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Auckland: Summer holidays and cruise season; Queenstown ski fields; Rugby and concert events; Adventure and wine tourism. Guests I price for: Australian and domestic travellers on 3 to 7 night stays, plus international long-haul visitors. Where I start: Dual-season strategies for Queenstown, Auckland event premiums, and shoulder-season minimum-stay reductions.
For hosts on Airbnb and Bookabach, I configure PriceLabs or Wheelhouse with separate seasonal profiles for Queenstown snow and Auckland summer, event overrides for stadium dates, and shoulder rules that shorten stays automatically when pickup is slow. I then review the calendar with you each month.
