An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Kuala Lumpur: Chinese New Year and Hari Raya; Concert tourism at Bukit Jalil; Medical tourism; Regional business travel. Guests I price for: Regional travellers from Singapore, Indonesia and China on 2 to 4 night stays around KLCC and Bukit Bintang. Where I start: Holiday premiums, weekday corporate floors, and unit positioning inside high-supply condo towers.
On Airbnb, Booking.com and Agoda I set up PriceLabs or Wheelhouse with same-tower comps, festival and concert premiums, and weekday business floors, so the unit prices from real competition and each channel shows the same rate logic to regional travellers.
