An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Melbourne: Australian Open; Formula 1 Australian Grand Prix; AFL Grand Final and Boxing Day Test; Melbourne Cup and Spring Racing. Guests I price for: Event travellers and interstate visitors on 2 to 5 night stays in the CBD, Southbank, Fitzroy and St Kilda. Where I start: A dense event calendar priced a year ahead, winter floors, and per-bedroom benchmarks against apartment supply.
On Airbnb, Booking.com and Stayz I set up PriceLabs or Wheelhouse with every major event loaded a year ahead, levy-aware net targets and winter mid-term options, so your rates follow Melbourne's packed calendar rather than generic seasons, and each venue's crowd is priced by how close you are to it.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Melbourne.
